THE developer leading the construction of more than 195 new homes in Launceston has said that it has no plans for further overnight work after residents complained about the noise.

In February 2025, LiveWest and Vistry announced that work was set to get underway to construct 195 ‘affordable houses’ in Launceston. The site, located along the A388, near Stourscombe, forms part of a strategic growth area that Cornwall Council has identified could deliver up to 300 homes.

Since then, extensive work has been underway on the site and along the adjoining stretch of road to prepare for the launch of the estate. However, as part of these works, improvements have had to be carried out overnight, something which has caused disruption and concern for residents.

Some have even reported losing sleep as a result of the out-of-hours work.

However, LiveWest’s development director has thanked residents for their patience, while reassuring locals that the overnight works were a one off.

Gareth Jones, cevelopment cirector at LiveWest, said: “Our contractor, Vistry, recently completed surfacing and white lining works on the access road to the development as part of the Section 278 highway works required by Cornwall Council and in line with the conditions of the planning consent.

"These improvements were necessary to safely connect the new estate road to Tavistock Road. It was not possible to carry out the works safely during normal operating hours due to the volume of traffic on the surrounding road network during the day.

"In agreement with Cornwall Council Highways, and under the appropriate licence, the work was undertaken over three consecutive evenings to minimise disruption and to ensure it could be completed safely and efficiently.

"The works were completed [...] and there are no plans for any further activity outside of normal operating hours.

"We recognise that the temporary traffic management measures and overnight working may have caused some inconvenience for local residents and road users, and we would like to thank everyone for their patience and understanding while these essential highway works were carried out."

However, even outside of these extraordinary circumstances, there is no doubt that these works are cause for concern for those that live nearby, with daily noise, dust, and light pollution all adding to the problems.

One resident of the Stourscombe estate told us: “Dust has been the worst issue. We used to have issues with lorries indication to others with their horns in the early days of big deliveries, we've noticed that increasing lately. One beeps to another and they beep back.Last week someone started machinery at 7.30am - when I start work - that was audible in my kitchen and their radios are audible when out in the back garden.

“We've noticed bus stops going in, but no recessed bays to allow traffic to continue on, so that's disruption for the future.”

For some the development will be seen as an opportunity to get onto the housing ladder, but for others, it brings concerns of strain on public services, and disturbance to the town.
