PROPOSALS for the second phase of a large Bude housing development could have a different look to it after the developer behind the scheme submitted revised plans.
Cavanna Homes has submitted new proposals relating to the appearance of the second phase of a large development at Hillhead Farm, Stratton Road, Bude.
In the reserved matters application, it has detailed the changes it wishes to make to previously granted permission for the construction of 116 dwellings at the site, with the properties comprising of housing both for the open market and for affordable housing.
It is seeking to change its previous plans for landscaping and site infrastructure of the development, specifically appearance, landscaping, layout and scale for the second phase of the construction, which when completed will see up to 260 homes constructed on the site.
Plans for the site to include a GP surgery do not appear to have been progressed, with documents submitted as part of the previous reserved matters application from 2019 stating that while land was set aside during phase one of the scheme, it was conditional on the local health authority considering it was necessary to provide new services in the town.
The first phase of the development, comprising of 144 dwellings are near completion, it is understood.
In the application, the developer told Cornwall Council that it was seeking to change the house types it constructs on the land to better reflect the requirements of potential buyers and represent a more ‘contemporary’ type of housing.
The developer told Cornwall Council: “In terms of the scope of amendments themselves these predominantly relate to technical design details in respect of layout, landscaping, drainage, proposed house types and supporting infrastructure/ highways arrangements. The main changes relate to the Northern parcel (Plots 79 - 114) of the site which has been redesigned. This includes omitting the Rundelstone & Littleford units and introducing the Hockinston, Brook, 2B bungalow and 3B bungalow units in this section of the site.”
Bude-Stratton Town Council said it had no objections to the proposed scheme.
The newly submitted developments would also see two less houses built in the second phase of the site, with the developer confirming it still fully intended to ensure that the affordable housing provision and contributions agreed under Section 106 were maintained. It said: “With regards to the overall quantum of development, the revised scheme intends to facilitate the delivery of 114 residential units on site. Although this inevitably results in a reduction of two dwellings when compared to the 116. homes approved via the Reserved Matters Application.
“The purpose of which is to facilitate a more efficient and cohesive form of development which provides betterments in respect of the layout, public open space/ amenity space and landscaping. For the avoidance of doubt Cavanna Homes remain committed to ensure the overall level of Affordable Housing provision fully complies with both planning policy and the Section 106 Agreement associated with the outline consent for the site.”
