A BID to build between one and three houses on land in Poughill has been met with a number of objections from residents.

The application concerns land to the north of Orchard Close in Poughill, Bude.

It is seeking a type of planning permission known as a ‘Permission in Principle’ or PiP, which is intended to establish the principle of building on the land.

If approved, it will enable the applicant to build up to three houses on the land, with the final number likely to be stipulated by Cornwall Council.

However, before construction could begin in the event the permission in principle is granted, it would require a second planning application to agree all the technical details, such as the size, scale, appearance and access to the development.

In the application, the planning agent on behalf of the applicant stated what they perceived to be benefits of the scheme.

These included the provision of up to three new dwellings contributing to the local housing supply, the delivering of small-scale housing in a sustainable settlement location, support for the vitality and long term sustainability of Poughill and economic benefits during the construction phase.

Access to the properties would be available through an existing private drive serving Lime Tree House, which the applicant states they have the necessary ownership and access rights over.

Nearby residents were not as enthusiastic about the potential for more housing near their properties.

Several of those who have objected have aired their concerns over what they perceive to be issues relating to road safety.

In their objections, they stated that Orchard Close is a ‘narrow close with limited access’, with residents sharing their own experiences of a road which they say has ‘already endured several years of construction at the entrance’.
