PLANS are proposed to redevelop a former night club in Newquay town centre.
A planning application has been submitted to reconfigure Unity Bar, The Bull Steakhouse and Beach Road Apartments in Beach Road.

The scheme includes a proposed new upper floor extension to provide a mixed use of retail and restaurant at street level with four additional residential apartments over the upper floors to provide 10 in total, as well as a “stopping up” of the footpath.
The building was formally Beach Nite Club and later operated as Eden Bar before closing down following licensing reviews.
Dan Mitchell Planning Ltd on behalf of the applicant Mr Aldemir, in the planning statement, said: “The proposal seeks to reconfigure the premises to continue to deliver commercial uses retail and bar/restaurant use at street level but to reconfigure the upper floors 10 residential apartments to construct a high-quality new residential accommodation.
“The apartments will be larger in floor area than the existing apartments.
“The modifications will also deliver a new upper floor extension, a second floor, that will provide accommodation for three of the apartments.
“Externally the appearance of the building will be significantly enhanced with new external fenestrations and material palette that are appropriate to the town centre context. The current exterior onto Gover Lane could be deemed relatively garish by some layperson and this new elevation will be a huge visual improvement.”

The footpath running through the building will be formally stopped up as part of the planning application process.
Dan Mitchell Planning Ltd said: “It is well known that the footpath alleyway has been subject to anti-social behaviour including urination and drug use. This led to a gating order being established which led to the erection of lockable gates at both ends of the alleyway. The order allowed the council contractors to open the gates between the hours of 8am and 6pm.
“In addition, a cleaning contract was issued to Biffa who would come and clean via pressure washing the alleyway. On going maintenance at the council’s expense subsequently ceased and the gates have been locked now for many years to stop the anti-social activity.”
Dan Mitchell Planning Ltd argues people living in the apartments will not be detrimentally impacted by noise.
The planning statement said: “All the residential units will be required to have suitable sound insulation by current building regulations and will be fully adhered to. The noise outcome from the future restaurant will be much less than the current operations as a bar below residential. The proposal will improve the relationship between any potential noise concerns and the future occupiers.”
Dan Mitchell Planning Ltd states the redevelopment scheme will enhance the town centre.
The planning statement said: “It will deliver additional housing in the town centre, increase the viability of the commercial uses and enhance the appearance of both Beach Road and Gover Lane.

“There are no adverse impacts that would significantly and demonstrably outweigh the benefits of the proposal.”
