CORNWALL Council has approved a planning application that seeks to convert a former care home back into a dwelling and restore it to its former glory.

Mr and Mrs Evans sought approval for the changes to the historic house at Eirenikon Park in Tintagel, which had previously been a care home until it was closed in December 2024.

The existing building was constructed as a dwelling by Frederick Thomas Glasscock between 1927 to 1933 and remained as a dwelling until it became guest house and later a residential care home in the 1980s

The applicant’s planning agent told Cornwall Council: “Like for like repairs will be conducted on the roof, walls, windows and doors as and where required. These works will fall within works allowed under normal permitted development allowances.

“Internally the building will be reconfigured to generate a three-bedroom home with appropriate reception areas, bathroom, kitchen, utility and home working space. The layout includes integrated multigenerational annexe accommodation.

“The annexe area will not be self-contained and will rely on the primary residence for services and meals.

“Externally the driveway and access shall remain unchanged, outbuildings and mobile homes shall be retained. The grounds will benefit from a significant enhancement as shown in the accompanying landscaping plan. This scheme shall provide ecological and habitat benefits to the property and wider setting.

“Foul and surface water provisions shall remain as existing. As there will be no extensions or increase in roof areas, storm water capacity shall remain unaffected. Foul water drainage volumes shall be decrease due the significant reduction in occupation.

“The property requires extensive maintenance and repair. Returning the building to private residential use will allow the works to be conducted in a planned manner which over the conversion period will be financially viable.”

Other proposals contained in the application related to the improvement of the landscaping on the site.

Cornwall Council approved the plans subject to a condition stipulating that the agreed landscaping plan must be executed, adding: “Any trees or plants which within a period of five years from the completion of the development die, are removed or become seriously damaged or diseased shall be replaced in the next planting season with others of a similar size and species as those originally planted.”
